Conditions Of Hire

  1. All bookings are subject to availability until confirmed in writing.

  2. All cottage rental at Old Newham Farm shall be deemed to be for holiday purposes.

  3. A holiday cottage booking shall form a binding contract between you "the party leader" and us "C.A. & M. Purdue" trading as "Old Newham Farm" and shall come into force when we have received a completed booking form (either electronically or by post),a deposit payment of 1/3 of the total rent and we have sent you a written confirmation.

  4. The party leader shall be the first named person on the booking form, must be at least 18 years of age at the time of booking and must be authorised to make the booking by all other party members who also agree to these booking conditions.

  5. The balance payment for the remainder of the cost shall be paid in person on arrival.

  6. By entering into a contract with us, you are committed to the full cost of your booking whether you stay or not. However insurance cover against cancellation due to redundancy, death/illness of close relative or business partner of party members, jury duty, government service commitments etc. is included in the price. If your cancellation is covered by this insurance, we will repay your deposit in full. If you cancel for reasons not covered by insurance we will take all reasonable steps to re-let the cottage and if successful, will repay all monies paid to us less any reasonable costs for additional time and advertising. The earlier you cancel, the more chance of re-letting.

  7. The party leader shall be responsible for all monies due to us.

  8. Arrival time must not be before 4.30pm on start day. You must vacate the cottage before 9.00am on day of departure.

  9. Our cottages are thoroughly cleaned and checked between rentals. You are expected to take all reasonable care of the property during your stay and leave the cottage tidy and clean on departure. All damage is your responsibility. Minor breakages are not charged for, please let us know. Do not replace broken crockery etc. yourselves as we keep replacements in stock. Most accidental damage is covered by our insurance but we reserve the right to charge for any malicious damage or if extensive cleaning is required.

  10. Please let us know of all faulty or defective equipment as soon as possible and we will undertake to repair or replace it as soon as possible. However, no compensation will be entertained in respect of equipment which remains faulty for reasons beyond our control.

  11. Bed linen is provided (duvet covers, bottom sheets and pillow cases) and beds are made up upon arrival. Please do not wash our bed linen or towels. In case of accidents, please ask us for replacements. Bath towels, hand towels and kitchen towels are provided. These are not permitted to leave the cottage. You must provide your own beach towels.

  12. On request we can provide a cot and high chair. The cot mattress will be disinfected between rentals but we can accept no liability for the welfare of your baby. We do not provide cot bedding. We can also in certain circumstances provide a folding bed suitable for young children.

  13. No more than the agreed number of persons are permitted to stay in the cottage overnight. Occasional extra visitors are allowed during the day with prior notice.

  14. Electricity and all electric heating is included in the price. In the interest of the environment you are asked to take all reasonable steps to reduce consumption where possible. The oil fired central heating included is not under your control. It is not intended to be available 24 hours a day all year round. We will endeavour to keep your cottage at a comfortable temperature mornings and evenings during the cooler months of the year. In exceptionally adverse weather conditions we may supply the heating for longer periods.

  15. Motor vehicles, bicycles and personal belongings are the Hirer's risk at all times. We can accept no responsibility for any injury, death, loss, damage, expense or other liability resulting from the action of any member of your party or any other third party.

  16. We can only accept pets by prior arrangement and subject to the rules which are listed elsewhere on this web site.

  17. Our cottages are provided with smoke alarms and fire blankets in the kitchen area. You should locate and test the fire alarm on arrival and plan the means of escape in the event of a fire.

  18. As Old Newham is a working farm we may, from time to time, have to restrict access to certain areas and/or impose biosecurity measures. Young children should be under adult supervision while in proximity to our larger farm animals. The size of some of our animals can be intimidating to some children.

  19. If for any reason beyond our control the property is inaccessible or uninhabitable for the period booked, all advance payments will be refunded in full which will fulfil our liability. If requested, we will endeavour to find you alternative accommodation.

  20. You and your party are expected to have due consideration for other people. We reserve the right to demand the immediate withdrawal of any persons behaving in a manner likely to cause damage, distress or significant annoyance to our other guests, their property or Old Newham Farm and its neighbours. Fireworks are not permitted.
